What is Romabio limewash?
Romabio limewash is an authentic slaked-lime mineral paint made from Italian Dolomite lime aged twelve to forty-eight months. Unlike acrylic paint, it calcifies into brick and stone, creating a breathable, zero-VOC finish that won't trap moisture, peel, or flake in Chicago's freeze-thaw climate.
Why Mineral Coatings Outperform Paint on Masonry
Standard acrylic and latex paints form a plastic film that seals brick and stone surfaces. In Chicago's freeze-thaw climate, trapped moisture behind that film causes spalling, efflorescence, and premature coating failure. Romabio mineral coatings work differently—they calcify into the masonry substrate, creating a breathable bond that lets moisture escape naturally while delivering rich, authentic European finishes. As a Romabio Preferred PRO — a certification only a handful of Illinois contractors hold — we're factory-trained on Romabio's application techniques, buy product direct rather than hunting down a masonry distributor, and have the manufacturer's technical support behind every job.
Breathable Protection
Mineral coatings allow moisture vapor to pass through masonry naturally. No trapped water means no spalling, no peeling, and no freeze-thaw damage to your brick or stone.
Permanent Chemical Bond
Unlike paint that sits on the surface, Romabio products calcify into the substrate itself. The finish becomes part of the masonry—it will never chip, peel, or flake off.
Authentic Italian Lime
Romabio sources lime from Italy's Dolomite Mountains and ages it twelve to forty-eight months before bottling. 97% natural mineral content, no shortcuts.

Our Mineral Coating Process
From surface assessment to final protection—every step matters.
Surface Assessment
We evaluate your brick, stone, stucco, or drywall condition. We check for moisture issues, staining, previous coatings, and mortar integrity before recommending a product.
Product Selection
Based on your surface type, aesthetic goals, and performance needs, we recommend the right Romabio product. We bring color samples to your home for on-site evaluation.
Surface Preparation
Thorough cleaning removes dirt, efflorescence, and biological growth. We address any staining with targeted spot priming to prevent bleed-through without sealing the brick.
Application
Hand-applied using Romabio-specified techniques—brush cross-hatch for Velatura, traditional limewash brushwork for Classico, roller or spray with back-brush for Masonry Flat.
Curing & Inspection
Mineral coatings calcify as they cure. We allow proper drying time between coats and inspect the finished surface to ensure consistent coverage and proper bonding.
Protective Topcoat
Where needed, we apply Romabio Mineral Shield—a breathable invisible coating that repels water and prevents chalking while preserving the natural finish and texture.

Limewash Finishes for Chicago-Area Homes
Limewash creates a timeless, old-world texture with natural depth that flat paint simply cannot replicate — and it looks stunning on both brick and plaster. We apply limewash finishes to historic and new-build homes across the North Shore in Wilmette and Winnetka , and bring the same European-inspired character to the Southwest Suburbs, serving homeowners in Hinsdale and Burr Ridge . The result is a warm, breathable surface that ages gracefully over time.

Limewash & Mineral Coatings FAQs
Common questions about our services
Limewash is made from slaked limestone—a natural mineral. Unlike acrylic or latex paint that forms a plastic film on the surface, limewash penetrates and chemically bonds with masonry through calcification. This creates a breathable finish that lets moisture pass through naturally. The result is a matte, textured surface with natural color variation and depth that no conventional paint can replicate. It is also completely VOC-free.
Brick constantly absorbs and releases moisture. When conventional paint seals that moisture inside, Chicago's freeze-thaw cycles cause the trapped water to expand and contract. Over time this leads to spalling, where the brick face literally breaks apart, plus efflorescence, peeling, and coating failure. Mineral coatings avoid this entirely because they never seal the surface. Your brick breathes normally while still looking beautiful.
We carry the full Romabio lineup. Classico Limewash is our go-to for exterior and interior brick and stone—single coat, no primer, authentic distressed look. Velatura Mineralwash is designed for interior drywall with a soft cloud-like movement. Masonry Flat provides full opacity coverage with a 20-year warranty. We also use Mineral Shield protective topcoat and MicroGrip Primer where preparation requires it.
It's Romabio's certification for contractors trained directly on their application techniques — only a handful of Illinois contractors hold it. For homeowners, the practical benefits are factory-trained application, access to Romabio's technical support when a surface needs special handling, and product supply without hunting down a masonry distributor. Our own two-year workmanship warranty covers the labor on top of it.
Unpainted, porous brick or stone takes Classico Limewash in a single coat. Previously painted brick needs Masonry Flat over MicroGrip Primer, since acrylic has already sealed the surface. Interior drywall calls for Velatura Mineralwash, and rough, pitted brick benefits from Lime Slurry's thicker body. We confirm the right system during your on-site assessment — and you can read how Romabio compares to Portola and DIY lime mixes in our field-tested breakdown.
Romabio isn't stocked on big-box or standard paint-store shelves — it's sold through select masonry suppliers in the Chicago area. If you're hiring the work out, you don't need to source it at all: as a Preferred PRO applicator we supply the product directly, matched to your surface and color selection, with Romabio's technical support behind the spec.
Classico Limewash bonds directly to unpainted, absorbent brick, stone, and masonry—no primer needed. Drywall is different: there we use Velatura Mineralwash, which is specifically designed for gypsum board in two coats with no primer. Previously painted brick, glazed brick, concrete block, and stucco all need MicroGrip Primer first. And horizontal surfaces like sills or steps get a Mineral Shield topcoat because standing water is hard on any lime-based finish.
Interior finishes easily run ten years or more with minimal maintenance. Exterior Classico depends heavily on wall exposure: south and west-facing walls with direct sun and driving rain land closer to five to seven years before a refresher, while sheltered north walls and areas under deep overhangs often go eight years or more. Masonry Flat carries a 20-year warranty for the most durable exterior option. Touch-ups on any Romabio product blend seamlessly because new layers calcify with existing ones.
Limewash can be removed from brick through acid washing or pressure washing, though it requires professional effort because the product bonds chemically with the masonry. We always recommend starting with a test section on your home so you can live with the look before committing to a full application. We apply large test patches in your actual lighting conditions so there are no surprises.
Mineral Shield is a breathable, invisible topcoat that repels water while still allowing vapor to pass through. It prevents the natural chalking that can occur with lime-based products and protects against algae and moss growth. We recommend it for all exterior limewash applications and for interior surfaces that get touched frequently—fireplaces, hallways, behind sinks. It does not change the sheen or texture of the finish.
Limewash pricing depends on surface area, which product the masonry calls for, surface condition, and access — a single interior accent wall is a very different project from a full two-story brick exterior. Romabio products are premium but competitive with high-quality acrylic masonry paints, and Classico's single-coat application keeps labor reasonable.
