Why Mineral Coatings Matter for Chicago Brick
Chicago's brick homes fall into two groups: the unpainted ones where Classico Limewash bonds directly in a single coat with no primer, and the previously painted ones where we use Masonry Flat with MicroGrip Primer as the base because acrylic has already sealed the surface. Both are breathable mineral systems that avoid the freeze-thaw moisture trap that spalls conventional paint jobs. Which product makes sense depends on what's already on your walls, the brick condition, and the look you're after. We walk through the options on every consultation and recommend honestly, even when that means the less-expensive Classico instead of the 20-year warranty Masonry Flat.
Breathes Like Bare Brick
Mineral coatings are fully vapor-permeable. Moisture passes through the coating just as it would through uncoated brick. No trapped water means no freeze-thaw damage, no efflorescence, no spalling.
Calcifies Into Masonry
Romabio products chemically bond with the mineral substrate through calcification. The coating becomes part of the brick itself, creating permanent adhesion that will never peel or flake.
Chicago Weather Proven
From summer heat and UV exposure to winter ice and road salt spray, mineral coatings handle the full Chicago weather cycle. Masonry Flat carries a 20-year warranty for maximum durability.

Classico Limewash — Old World Character
Romabio Classico Limewash is authentic Italian slaked-lime paint — lime aged twelve to forty-eight months — and it's the right product for unpainted, porous Chicago brick and stone. It goes on in a single coat with no primer: the wet lime is drawn into the masonry and cures by carbonation, reacting with airborne CO₂ to form a permanent mineral bond that breathes through every freeze-thaw cycle. You control how much brick texture telegraphs through — from a soft distressed wash to near-full coverage — by how the brush is loaded and worked. Plan on roughly 95–115 square feet per gallon on typical Chicago common brick, more on smooth face brick and less on rough or tooled surfaces. It develops a gentle patina over the years and touches up invisibly, because fresh lime fuses with the existing coat. Available in light, white-based mineral colors including Avorio White, Nube Gray, and Cristallo White.

When you want clean, uniform opacity without the risk of acrylic, Masonry Flat is Romabio's most durable exterior coating — a potassium-silicate mineral paint that bonds to raw masonry by petrifying into the surface rather than filming over it. On unpainted brick it goes straight on in two coats and stays fully vapor-permeable, which is what backs the manufacturer's 20-year warranty. On previously painted or glazed brick we first apply MicroGrip Primer so the system can grip the old coating. One honest caveat: over an existing acrylic or latex film, the wall can only breathe as well as that underlying paint allows — Masonry Flat won't restore breathability the old coating already blocked, though it stops things from getting worse and leaves a sound, warrantied finish. Available in both light and dark colors for full design flexibility.
Get a Masonry Flat EstimateLime Slurry — Restore Rough Brick
Lime Slurry is essentially a thicker-bodied Classico — the same breathable slaked-lime chemistry carrying added mineral grit. That body is what makes it the answer for rough, pitted, tooled, or bark-textured Chicago brick, where a thin limewash coat skips the low spots and looks starved. The grit fills the cuts and grooves and lets us reshape the surface, applied in two coats so it changes both the color and the overall texture of weathered masonry. It stays fully vapor-open like the rest of the Romabio line, so heavily eroded century-old brick gets a uniform mineral finish without trapping moisture behind it. Best for older facades that need their texture evened out, not just recolored.

Our Exterior Limewash Process
Weather-smart scheduling and meticulous prep for lasting results.
Masonry Assessment
We inspect your brick, stone, or stucco for moisture issues, efflorescence, mortar condition, and previous coatings. This determines product selection and any prep requirements.
Product & Color Selection
We recommend Classico, Masonry Flat, or Lime Slurry based on your surface condition and aesthetic goals. We apply large test patches on your home so you see the true dried color.
Surface Preparation
Thorough cleaning to remove dirt, biological growth, and efflorescence. Stain-prone areas get targeted spot priming with stain-blocker to prevent bleed-through without sealing surrounding brick.
Weather-Timed Application
Exterior mineral coatings need proper curing conditions. We schedule around Chicago weather, avoiding rain within twelve hours of application. We dampen brick before applying Classico for optimal bonding.
Curing & Second Coat
Masonry Flat and Lime Slurry require two coats with proper dry time between. Classico is a single-coat product. We inspect each coat for consistent coverage, proper adhesion, and color uniformity.
Mineral Shield Protection
We apply Romabio Mineral Shield seven to ten days after the final coat. This invisible breathable topcoat repels water, prevents chalking, and protects against algae and moss without changing the finish.

Exterior Limewash FAQs
Common questions about our services
Exterior limewash in Chicago is a late April through October project, weather-dependent on both ends. Romabio's application specs require air and surface temperatures between 50 and 88 degrees with humidity under 80 percent, plus twelve hours of dry weather to begin curing. That rules out winter entirely and makes early spring and late fall weather-dependent. Book consultations in February or March for spring projects.
Acrylic and latex paints form a plastic film that seals brick. Brick is porous and constantly absorbs and releases moisture. When that film traps moisture inside, Chicago's freeze-thaw cycles cause the water to expand, breaking apart both the coating and the brick face. This leads to spalling, efflorescence, peeling, and bubbling—often within a few years. Mineral coatings avoid this entirely because they bond with brick without sealing it.
Classico Limewash typically performs five to seven years before developing natural patina, which most homeowners find attractive. With Mineral Shield topcoat, you can extend that significantly and reduce weathering effects. Masonry Flat is the most durable exterior option with a 20-year product warranty. Touch-ups on any Romabio mineral product blend seamlessly because new layers calcify with existing ones—no stripping or scraping needed.
Classico Limewash requires an unpainted, porous masonry surface to bond properly. If your brick has been previously painted with acrylic or latex, we would recommend Masonry Flat with MicroGrip Primer as the base coat—this system is designed to work over existing coatings while still providing breathable mineral performance. We assess your specific situation during the consultation and recommend the right approach.
Classico Limewash is available in light and white-based colors using natural mineral pigments—popular choices include Avorio White, Nube Gray, and Cristallo White. Masonry Flat expands the range with both light and dark colors for full design flexibility. Keep in mind that mineral finishes appear lighter when dry than when wet. We apply large test patches on your actual home so you see the true color in your specific lighting before committing.
Classico needs roughly twelve hours of dry conditions after application for initial calcification, and we schedule around weather closely. Rain isn't the only thing we watch: Romabio specs call for air and surface temperatures between 50 and 88 degrees, humidity under 80 percent, and no application in direct sun on hot brick without pre-wetting the wall first. Once Classico has fully cured, normal rain actually helps the calcification process finish—that's the slaked lime reacting with atmospheric CO2.
Limewash can be removed from brick through acid washing or professional pressure washing, but because it bonds chemically with the masonry, removal is more involved than stripping acrylic paint. We always recommend starting with a test section on your home so you can live with the look before committing to the full exterior. That said, the vast majority of our limewash customers are thrilled with the results and never consider removal.
Both are breathable Romabio mineral coatings, but they give opposite looks and suit different brick. Classico Limewash is a single-coat slaked-lime product for unpainted, porous brick and stone — it leaves a soft, distressed, semi-transparent finish that lets texture show through and patinas over time. Masonry Flat is a two-coat potassium-silicate paint that delivers clean, opaque, uniform coverage and carries a 20-year warranty; it's also the product we use over previously painted brick with MicroGrip Primer. If you want weathered Old World character on raw brick, that's Classico. If you want a crisp, fully painted look or you're working over existing paint, that's Masonry Flat.
Lime Slurry is for brick whose surface is too rough or pitted for a thin coat to look right — heavily tooled, bark-textured, or badly eroded Chicago brick where standard Classico would skip the low spots and look starved. The added grit lets us fill the cuts and grooves and even out the texture across two coats, changing both the color and the feel of the wall while keeping the same breathable lime chemistry. On smooth or lightly textured brick it isn't necessary; we assess the masonry on-site and only recommend it where the surface actually calls for the extra body.
