Way-below-market prices: If someone bids 40% under everyone else, they're either desperate (and cutting corners) or planning to surprise you with add-ons later.

Vague scope descriptions: "Paint living room walls" should specify prep work, number of coats, paint brand and sheen, and what's included (trim? ceiling? windows?).
