Exterior Painting in Hinsdale

Hinsdale's two National Register Historic Districts — Downtown Hinsdale and the Robbins Park area — preserve more than 130 years of architectural heritage. Buildings dating to the 1880s, the Hinsdale Plan of 1923 that established the village's Georgian Revival character, and the work of several prominent architects including R. Harold Zook and William Gibson Barfield define the streetscape. Painting a historic home in Hinsdale isn't the same as painting new construction — substrates are different, period color palettes deserve respect, and the prep work that determines whether a finish lasts three years or twelve is more involved on older structures. Z&Z is a Romabio Preferred PRO Applicator, one of a small number of Illinois contractors certified to apply Romabio's mineral-based historic finishes. We've served Hinsdale homeowners since 2006.

1

Evaluation & Planning

We assess your home's condition, note problem areas, and plan the project around optimal weather conditions for best results.

Power washing, scraping peeling paint, sanding rough edges, priming bare wood and metal, and re-caulking windows, doors, and seams.

3

Repairs & Priming

4

Local Pricing

Hinsdale Exterior Painting Pricing

$8,000 – $22,000

Historic exterior repaints in Hinsdale typically run within the broader exterior pricing range of $8,000 to $22,000, with older homes often landing at the higher end due to additional prep complexity — failing paint removal, rotted trim repair, and period-appropriate color matching. Romabio limewash and mineralwash projects are priced per project based on substrate, exposure, and surface area; we provide firm written estimates after walking the property.

What Hinsdale Homeowners Say

Real reviews from homeowners throughout Chicago's suburbs

"I have lived in Hinsdale Burr Ridge area for 46 years. There have been many repair painters in my life. Z&Z was superior to all. … They repaired and painted my deck and exceeded expectations."
Joann S.

"We are so happy with the service provided by Alex and his team in refinishing our very worn entry wooden door. They were professional and reliable and the communication throughout the project was excellent. They are extremely meticulous and check in through out the progress. I love that it is family owned and conveniently serves Hinsdale. We would recommend their services to everyone and plan on utilizing their services again for other projects around our home."
Esther L.
Hinsdale
"They honestly went above and beyond, making a 100+ year old house that had plenty of bad plaster, weird nooks and crannies, and other problem areas look fresh and new. … On our final day of the work when we did a walk-through, I think Alex found more items for the crew to touch up than we did."

FAQ

Exterior Painting FAQs — Hinsdale

Common questions about exterior painting in Hinsdale

Three things mostly. First, substrate variability — older homes have wood siding, original trim, plaster, and sometimes lath that all behave differently than modern materials and need different prep. Second, period architecture deserves period-appropriate finishes — a 1920s Georgian Revival shouldn't be painted the same way as a 2015 modern farmhouse, both in product choice and color palette. Third, the prep work matters more. On a well-prepped historic home, premium exterior paint can last 7 to 12 years; on a rushed job, it can fail in three. We don't rush prep on older homes.

Yes. Z&Z is a Romabio Preferred PRO Applicator — a certification only a handful of Illinois contractors hold. We apply Romabio Classico Limewash for traditional limewashed brick and Velatura Mineralwash for a more uniform mineral finish. These products are mineral-based, breathable (important for older masonry), and develop a natural patina as they age. Pricing varies significantly by interior versus exterior, substrate condition, and project size — we give firm estimates after walking the property.

Hinsdale's National Register Historic District designation does not mandate formal exterior color approval — this isn't a condo-HOA-style approval process. Properties in the downtown and Robbins Park districts benefit from color choices that respect the architectural character of the era and the streetscape, but the village does not require a formal certificate of approval for repainting. We help homeowners select palettes that read correctly for their home's style without sacrificing personal preference.

Quality exterior paint on a well-prepped historic Hinsdale home lasts 7 to 12 years, depending on substrate, exposure, and prep quality. Wood siding may need attention every 5 to 7 years; brick and stucco can go 10 years or more. The biggest variable is prep — proper surface preparation, including failing-paint removal and primer selection, dramatically extends paint life. Older Hinsdale colonials we've worked on have routinely held finishes 8 to 12 years when the prep was done right.

Benjamin Moore Aura Exterior is our standard premium product for historic exterior repaints — coverage, durability, and color integrity all hold up well on older substrates. For more difficult conditions or premium projects we use Element Guard. For ornate Victorian and Queen Anne trim where finish character matters, we offer Fine Paints of Europe alongside the standard product line. For brick and masonry historic homes, Romabio Classico Limewash and Velatura Mineralwash are the right call rather than conventional paint.

Homes built before 1978 may contain lead-based paint, which is regulated under the federal EPA Renovation, Repair, and Painting (RRP) Rule for work that disturbs painted surfaces beyond set thresholds. Z&Z Painting does not perform RRP-regulated lead paint work. For projects that trigger RRP requirements, we recommend engaging an EPA-certified renovation firm, and we're glad to scope our work to stay outside regulated activities.
