Chicago's North Side is one of the most architecturally layered residential markets in the city. A single block in Wicker Park can contain a vintage greystone next to a Victorian frame next to a modern Hardie-clad infill home — three different substrates, three different prep protocols, three different paint systems. Lincoln Park is dominated by 1890s–1920s greystones with limestone facades and original Victorian millwork interiors. Lakeview and Roscoe Village are defined by 2-flat and 3-flat painted brick repaint cycles. Lincoln Square is the heart of Chicago bungalow country, with thousands of brick-and-limestone bungalows on 25-foot lots. And Sauganash and Forest Glen on the far NW corner feature large-lot Tudor Revivals and brick bungalows that read more like North Shore work than urban Chicago.

The operational reality of North Side work is unlike anything in the suburbs. Most homes sit on 25- or 30-foot lots with shared lot lines and alley access. Parking permits, neighbor coordination, and tight staging are part of every estimate. We routinely paint exteriors that share a party wall with a neighbor's house, schedule alley-access work around garbage pickup, and coordinate with adjacent owners on shared fences and gangways. It's a different kind of painting business — and we've been doing it on the North Side for 20+ years.
