This is interior-only condo and loft work — and the challenges are nothing like a single-family home repaint. Most of our day on a Streeterville high-rise project isn't paint application; it's building management coordination, freight elevator booking, certificate of insurance submission, resident notification, and floor protection in shared corridors and elevator cabs. Every building has its own COI requirements, its own work-hour rules, its own loading dock procedures, and its own protocols for moving materials through occupied common areas. We specialize in this work, and our condo and loft clients hire us because we already know the playbook.

The variety of buildings we paint across the Lakefront and Downtown is enormous. Vintage Gold Coast co-ops have original plaster walls, pre-war millwork, and board-approval requirements that affect color choices. Post-1990 River North loft conversions have exposed brick and exposed duct ceilings that require very different decisions — sealing brick, masking duct, and finishing concrete-to-drywall transitions. Modern West Loop and Streeterville condos are standard drywall with level-4 or level-5 finishing, where the prep work is about wall flatness and lighting reveal, not substrate restoration. Product, prep, and protection plans vary by building type — and we've worked in enough of them to know the difference on a walkthrough.
